Beverly-Hanks Home Holiday Decorating Contest

Interior or exterior photography both work, but be sure the picture(s) are high enough quality that they can be used in print advertising.

How it works:
Submit your photo(s) to the marketing department via email (marketing@beverly-hanks.com) for inclusion in the Holiday Photo Contest.

Be sure to include the subject’s address in your email and obtain verbal permission from the home owner.

Marketing will upload photos to the Beverly-Hanks Facebook page in both the facebooknews feed and the 2011 Holiday album.

Photo submissions will be accepted until December 16th.

Be sure to encourage everyone you know to vote for their favorite by “liking” the photo. The deadline for voting will be Monday, December 19th at 8am est.

Prizes will be awarded for 1st $125, 2nd $75, and 3rd $50 places.

Owning a Home Continues to Become More Affordable

Several Obstacles Prevent Home Buyers From Biting

Home prices and mortgage rates have fallen so far that the monthly cost of owning a home is more affordable than at any point in the past 15 years and is less expensive than renting in a growing number of cities.

The Wall Street Journal’s third-quarter survey of housing-market conditions in 28 of the nation’s largest metropolitan areas found that home values declined in all but five markets compared with the second quarter, according to data from Zillow Inc. Meanwhile, rent levels have risen briskly across the country and mortgage rates, hovering around 4%, are the lowest in six decades.

It’s Easy To Be Confused About Real Estate

National Delinquency Rate Falls to Lowest Level in Three Years

Second Consecutive Increase in First Mortgage Default Rates

- Standard & Poors 11/18/2011

(Remember, foreclosures impact home values and the cost of mortgage money. This makes current delinquency rates an extremely important data point.)

Though these headlines seem to be saying opposite things, both are actually correct. Each report was looking at different data points over different periods of time. In their article regarding the MBA report, DSNews explains:

“Industry data released Thursday indicates the number of borrowers in the United States behind on their mortgage payments is showing signs of improving. The Mortgage Bankers Association (MBA) reported that the national delinquency rate for residential home loans fell to 7.99 percent in the third quarter.”

In their post, S&P claims:

“First mortgage default rates rose from 1.99% in September to 2.08% in October.”

Real Estate Outlook: Stalled Markets Becoming Trend

Real estate is in a holding pattern. Professionals and sellers, alike, keep looking for signs that the market will beat what ails it. This week, though, saw sales declines, flat commercial vacancy rates, as well as meager new home sales.

There is a bright spot in all of the recent figures. Pending homes sales grew substantially year or year from 2010, up 14.4 percent as a whole. Some regions fared much better, such as the West, which is up 20.6 percent over July 2010. The Midwest also saw double-digit growth and is now 18.8 percent above July 2010.

What is holding back growth in this quarter, however? Pending home sales declined in July by 1.3 percent from the month prior. Some experts blame the stall on the continued mortgage mess. Limited access to credit has buyers sitting on the sidelines. Fewer buyers translates into less demand, which in turn translates into falling prices.
