Is the first offer always the best offer?

It depends... It depends on the whether a neighborhood is in demand, whether the clock is ticking, and if there are other contingencies. If it depends, then why is the "first offer" tenet trumpeted loudly by well-meaning agents? Today, home buyers learn of new listings almost immediately through online alerts. Timing is everything in real estate. Experienced agents know that the combination of alerts and low supply drives the sense of scarcity to peak during the first weeks a home is on the market. Demand fades as the weeks pass, and with less demand, offers become less exciting for sellers.

However, what set him apart from other agents was his meticulous attention to every detail during our journey. If we did not have time to visit a home for sale he would (same day) view homes on our behalf. He would review the comps and floor plans ahead of time for every home we were interested in viewing. I cannot think of any improvements Brent could possibly have made. Even after the sale was finalized I still had some questions and he was quick to respond and always very helpful. Brent is very hands-on and his communication level is top notch. I could contact him at any time and know he would be very responsive. If he was uncertain about any aspect of our questions, he immediately verified the answers with his lead broker at the office. I'm not certain of other broker staff assistance, the lead broker did offer some advice when we faced difficulties with the seller's agent and the lack of professionalism from his office. I always felt that the North Asheville Office is a cohesive team and always there to assist each other. Our only complaint involved the Mortgage Service Loan Officer. There was lack of communication about needing a wire of funds or Certified Check at closing. We found out 20 minutes prior to our appointment. This could have been a disaster but fortunately USAA came through with flying colors.
