Elizabeth Robinson Ruth
About Me
Being a ninth generation native of Asheville, there are some great stories and history to share about this beautiful area I still call home. I was fortunate to grow up playing in Pisgah National Forest and the Great Smoky Mountains National Forest. These mountains have always been my favorite, as I have enjoyed the trails, the lakes, the ski hills and all the other outdoor activities this area offers. I have witnessed quite the transformation of Asheville as a sleepy little town in my youth to the thriving city and destination that it is today. I am an Asheville High School graduate, and my degree is Broadcast Journalism from Wake Forest University. Having lived in many beautiful places throughout the country, I have worked extensively in Sales and Marketing in Washington, DC, Alexandria, VA, Boulder, CO, Northern Michigan and Western North Carolina. In 2003, I acquired my NC Real Estate License, and worked in the industry until moving to Alpena, Michigan in 2010. I moved back to NC in 2018, at which time I started working for Beverly-Hanks Realtors. I have two amazing boys, with one starting his career as an Attorney in Asheville and the other attending Michigan State University. Volunteerism has always been an important role in every community in which I lived. I currently volunteer for Conserving Carolina, Pisgah Area Sorba, Friends of Dupont Forest, and Mountain Song Festival. When not working, you will find me spending time with family or hiking and mountain biking the amazing trails of Western North Carolina.
Let me put my real estate experience, professionalism and knowledge of this area to work for you.
Experience
Elizabeth started her real estate career by acquiring her NC license in 2003. Her homebase was in Asheville, but her extensive background - going back nine generations - in the greater Buncombe area offered her a wide network and intimate knowledge of the region. She used this personal history to assist clients across Western North Carolina, offering the unique backstory that only a true native could offer.
To Elizabeth, real estate is the evolution of a story. Real property has evolved with the transformation of this area, bringing new beginnings and new chapters as people come and go. Everyone’s story is unique, whether listing an inherited family estate, assisting recent retirees with a relocation, or walking property to discover the perfect build site for a family’s mountain retreat. Elizabeth likes being a part of these stories. Buying or selling property is a hefty endeavor, regardless of the circumstances, and she enjoys the people she helps and the relationships she builds as she assists with these transitions. Every client receives a bespoke, tailored experience, unique to their specific needs. This attention to detail is a driving force to Elizabeth, as she gives her all to each client, and she ensures that she is never too busy or spread too thin to provide exceptional service.
This exceptional service includes, without hesitation, honesty. In an industry that is deeply competitive, Elizabeth stands apart from the crowd. She sees herself as a real estate professional, hired to give professional advice and conduct thorough research. For these reasons, Elizabeth has a growing list of loyal clients, and she is grateful for each buyer or seller with whom she gets to assist.
Testimonials
I wanted a broker that I trusted and knew could stage and present my property to maximize my return. Elizabeth showed great strength in presentation and marketing, Staging the house for photos and contributing ideas and her own time to assist in getting the property ready for market. Elizabeth showed great patience and ability to work in a situation involving a tenant. It was definitely trying at times and a challenging experience, Elizabeth was fundamental to the successfull outcome. In a slowing market, Elizabeth was key to helping get the property presented and to market in its best light. The resulting offers and ultimately the sale of the property was testament to her efforts.

I walked in cold off the street with my husband. Elizabeth was the first person that greeted us. At this point we were not fully committed to moving to the area but Elizabeth listened carefully to our wish list. Over the next several months she would send me listings , no pressure. She created a trusting relationship with me . Since I was a few states away, I was reliant on her advice and her set of eyes. She was patient and attended multiple viewings on several houses. On the third offer we hit success. We couldn't have picked a more perfect person. My first gut feeling about her was right ! She was a perfect fit for us. Her attention to detail and knowledge of the area was so important She felt a keen sense of responsibility since we did everything virtually. We could not have done this without her! Elizabeth did a stellar job for us. Felt like she was a valued friend throughout the process, but always acted with extreme professionalism and honesty.

I know that Elizabeth has other clients but I felt like I was her only client. She was so responsive and helpful. We had some challenges through the process but she was always positive and provided wisdom that was very much appreciated. Her guidance on our original offer and negotiation was very good and we ended up with a great deal on a fantastic property. I’m very thankful for her professionalism and experience. It should also be noted that I was looking for raw land and she put on a lot of miles in some pretty tough terrain.

How is the tax bill of a home determined in North Carolina?
Real property is appraised at 100% of market value and includes land, buildings, structures, and improvements. State law requires counties to reappraise every eight years, but many counties reappraise every four. A bill can be a combination of tax rates. For example, a home inside the City of Asheville and Asheville City School districts will have three separate tax rates represented on a bill: the Buncombe County rate, the City of Asheville rate, and the Asheville City School rate. All rates are totaled to calculate the total tax liability. Tax rate estimates for our mountain communities can be found on page 127 of the Allen Tate/Beverly-Hanks Welcome magazine.
