Karen Woodard
About Me
The Asheville area is now my home, and I couldn't be happier, but it took a few stops to finally get here. I was born in Canton, Ohio -- and attended high school in Culver, Indiana. From there I turned south, attending Vanderbilt University in Nashville, Tennessee. After graduating I headed north to New York City, climbing the corporate ladders at a number of money center banks, and eventually running a private banking group at J. P. Morgan Chase. Then love struck at a high school reunion, and I was soon married, with a son, 2 dogs and 2 cats and living on the outskirts of Malibu, CA. With a family claiming the bulk of my time, I became a real estate investor- buying, remodeling, landscaping and selling houses for about 5 years.
While there was much to love about Southern California, my husband and I eventually decided it was time to move a little closer to our family and our roots. We became great students of those "Places Rated" places, and we are thrilled with where we settled down. Mountains, hiking trails, great weather, fabulous restaurants, golf around every corner, skiing a short drive away “ and great friends who share a common belief: That living the "Good Life“ whatever that means to you, begins by choosing where you want to live, not where you have to.
In 2010 I reentered the job market, and worked approximately two years as a licensed mortgage broker. This experience has been invaluable, allowing me to provide necessary insight and advice to both my buyers and sellers. It also helped me to identify and work for what I believe is the best real estate company in Western North Carolina.
In 2012 I finally moved on to what has always fascinated me - buying and selling residential real estate. I now live and breathe the business and make it my goal to only work with the very best professionals and service providers I can find - including attorneys, inspectors, mortgage consultants, contractors, painters, landscaper and so on. I am passionate about this business which requires my full time commitment. If I'm not with one of my clients, on a listing appointment or previewing houses, I'm at a home inspections, brainstorming on how to best market one of our listings, drafting copy for our home advertisements and videos or holding an open house. - Unless that is, I'm out hiking with my family or dining out at one of the many excellent restaurants that keep cropping up in this town.
I hope you'll enjoy living here as much as we do.
Experience
My initial foray into Real Estate was as an investor; buying single family properties, overseeing cosmetic remodeling, and landscaping work and selling those houses at a profit. I then took the opportunity to become a licensed mortgage consultant, learning the ropes and working with a wide variety of clients, for approximately two years. In 2012 I made a career move from the mortgage industry to Real Estate sales, a synergistic blend of the previous skills I developed in my career in private banking.
Don’s road couldn’t be more different, and his perspective as a successful L.A. television writer, producer and show-runner is unique in our world. His experience with marketing, creative writing, and getting the best from often disparate collaborators are just a part of his capabilities.
Don joined Karen at Beverly-Hanks in 2014. We’ve found that one of the many advantages of being a team is that we always have time to work with our clients, and can fully utilize our individual skills to their best advantage.
Our goal is to shepherd you through the real estate process, to ensure you are confident that you have made informed and intelligent decisions, and are pleased with the outcome of your real estate transaction for years to come. We offer unparalleled personal service, candid advice, extensive market knowledge, negotiating skills and attention to the myriad details that exist during a purchase or sale. We are energized and committed. The keys to our success are a strong work ethic, systematic process, clear communication, and willingness to embrace new technologies and best practices as they emerge over time.
We work with buyers and sellers and cater to those relocating to the area or purchasing their first, second and sometimes third home. Having moved here in 2008, without knowing a soul, we have experienced some of the concerns out-of-area buyers may feel, as well as the doubts that can develop while selling a house in both hot and cold markets.
Our passion for this business, and the very real desire to help our clients make their next move, launched us into the ranks of Asheville's top-producing real estate agents by 2015. Our business is now based on more than 80% repeat business or referrals from satisfied clients. We hope you will join those ranks.
Since 2012, we have sold over $47,000,000 in real estate properties and helped over 130 families realize their dreams. Western North Carolina is the place we were meant to be. We hope you'll feel the same, and discover, with us — if you haven't already — everything this beautiful area has to offer.

Karen listened very carefully to what we were looking for and did her homework well in advance of our arrival in town. We had in depth discussions with her before we even met so she had a really good idea of what we really wanted before we even met her and had previewed a number of houses in advance of our visit . She had all the contacts we could need including a great home inspector, a very knowledgeable morgage consultant, a local competitive insurance agent and great attorney and guided us through the proces- long distance- without a hitch. We couldn't have been happier with her or the process of buying a house.

We highly recommend Beverley-Hanks broker associate, Karen Woodard. Karen is professional and knowledgeable and has been a tremendous asset as we purchased our home. Purchasing a home and moving across country can be a daunting task. What made the move possible for us was the fact that Karen continued to be our advocate even after the Purchase and Sale was signed. Karen listened to our concerns and acted on our behalf when we could not be on site; continually communicating with us, always keeping us informed. Karen is a true professional; she is also a genuinely caring individual who goes above and beyond.

My fiancee and I had been considering relocating to Asheville, NC and were put into contact with Karen Woodard of Beverly Hanks. Over the course of several trips and even more months Karen gave us her time and expertise. She spent days on the road with us looking at properties as we traveled for miles around the numerous small towns and counties that surround Asheville. She made time to accommodate our schedules and came prepared with all the information and contacts we would need to see as many properties as possible in the limited time we had. She was organized and professional. We never felt pressured or that she was not completely focused on our search. I can't imagine that a more pleasant, informed or patient agent exists in all of North Carolina! I simply can not say enough good things about our experience with Karen. If you are ever in need of a superior real estate agent look no further!

Ask An Expert
How is the tax bill of a home determined in North Carolina?
Real property is appraised at 100% of market value and includes land, buildings, structures, and improvements. State law requires counties to reappraise every eight years, but many counties reappraise every four. A bill can be a combination of tax rates. For example, a home inside the City of Asheville and Asheville City School districts will have three separate tax rates represented on a bill: the Buncombe County rate, the City of Asheville rate, and the Asheville City School rate. All rates are totaled to calculate the total tax liability. Tax rate estimates for our mountain communities can be found on page 127 of the Allen Tate/Beverly-Hanks Welcome magazine.
