Opal Black
About Me
OPAL BLACK, YOUR TRUSTED REAL ESTATE ADVISOR & LOCAL FOLKLORE ENTHUSIAST
Welcome to “Our Town"! I hope you learn to love it as much as we do. I am a native and a country girl: My family settled part of the Henderson County area in 1814, so I am your best information source as you become acquainted with our town. My successful 38-year track record proves my practical experience in the local real estate market is a useful advantage to my clients and includes a tour (provided at no charge) to newcomers to assist in helping you decide to make Hendersonville or one of its surrounding areas your new home. Western North Carolina is a beautiful place to live and work. Let me show you around!
My husband, Robert and I have been married over 47 years and he recently retired from the printing, extrusion & lamination industry, where his career spanned more than 45 years. Robert is also a licensed real estate broker and we have lived in the Rugby section adjacent to Sweetwater Hills for the past 36 years. I began my real estate career in 1975 as a secretary and within 5 years, I owned the company and still operate it for my property management clients. In 2011, I joined Beverly-Hanks & Associates because of their team concept. With this joining, I am able to have a backup support system for my clients whenever I take short trips and I firmly believe ownership of my own real estate company gives me a unique perspective relating to the real estate industry. Additionally, I am an experienced property manager and developer; both of which have created familiarity with local tradespeople and craftsmen, thereby giving me the ability to guide clients through all avenues of real estate from renting to buying to building, whichever choice is best for you.
My Business and Community Affiliations include:
- Henderson County Board of Realtors – Past Chairman of Education, Grievance, and Professional Standards Committees; also served on the Membership, Fair Housing, and Multiple Listing Service Committees. I have volunteered as an instructor for the Hendersonville Board of Realtors for 25+ years.
- Community Foundation of Henderson County – Currently serving on the “Grant Committee". I am in my third year in this capacity.
- American Business Women Association – Past President and was twice honored as “Woman of the Year". Our goal has always been to raise scholarship funds for deserving under privileged young women.
- Daughters of the American Revolution and the Henderson County Genealogy & Historical Society – My interest came naturally from learning all of my family's generational history and history is fascinating.
- Margaret R. Pardee Hospital – Past Member of the Ladies Auxiliary
- Member of the Friends of the Library
When I am not assisting my clients and my community, I carve out a little time for the things I love:
- Auctions, collecting antiques and art
- Photography, especially natural settings
- Wood carving in the round and wood burning
- Gardening and landscaping
- Genealogy: I enjoy tracing my family's roots
- Upholstery and sewing

*My wife and I have had dealings with Mrs. Opal Black for 25 years. We have found her to be thorough and fair in all her dealings with us, and we feel she has an excellent grasp of the local housing market. Opal looks after our interests, whether we are buying or selling, and is very attuned to our needs; needs we didn't always know we had. Opal does her homework, and we wouldn't think of having another agent; through it all, she remains our very good friend. ~ J.R. & B.J. Mason
*Friends lured us to North Carolina, the birthplace of my paternal grandfather. In 1991, a colleague of my husband, who had recently moved to Hendersonville, invited us to visit. This couple introduced us to Opal Black, an experienced Realtor who had managed property in their absence. We felt comfortable with Opal and arranged to meet with her when we returned to the area in 1996.
We remained in intermittent contact with Opal until we asked her to represent us in the sale of our condominium. Although she was an independent agent, we trusted her judgment and her familiarity with the local market. Before we listed the unit in May, 2009, Opal consulted us about the wording of the advertising and accompanying photographs. It was a difficult time to sell but we benefited from Opal's expertise; our only offer was disappointing but we do not regret accepting it. The handyman recommended by Opal completed repairs required after the property was inspected; his work was acceptable to the inspector and his rates were reasonable. In November, 2009, we moved to Carolina Village.
A Saddlebrook neighbor recently inquired about our Realtor; we did not hesitate to provide Opal's name and number. She is honest, reliable, and hardworking; her roots in this community make her a wonderful source of valuable information. She sold us a well-built home we loved and then assisted us in its sale twelve years later. Opal is friendly, yet professional and business-like. We are fortunate that she represented us in the purchase and sale of our home, transactions with which we were well satisfied. She is efficient and pleasant to deal with, a trusted advisor who has become our friend. ~ Louis & Judith Santiago

*(Excerpts)...It is amazing to us that we are here..... It is only with your expertise and availability to us that we were able to make such an easy transition to Hendersonville. I hope your "ears are burning" as I still sing your praises to my many new friends in Welcome Wagon and here in Sugar Hollow Farm. ~ Francine & Roger Varady
Experience
I was licensed in 1977. My experience was gained from operating my own company beginning in 1980. Primarily the firm focused on residential and land sales, property management, and later some development and building. Ownership gave me a unique perspective and taught me the value of working with local tradesmen and craftsmen. Now I am better able to guide clients to a successful conclusion whether it be listing, buying, or building.

Opel has an amazing knowledge of Hendersonville and the surrounding area which is invaluable when searching for a property.
Kevin Barnett, Palm Harbor

I've known Opal for 30+ years; for some years we shared office space. (I was not involved in real estate.) I hadn't realized at the time that during all our time together I had unwittingly been sizing her up, looking at how she handled her clients, evaluating what she said with the facts as I understood them to be. I liked the way she handled people. She was straightforward. Experience told me that she was honest. Occasionally, we would talk after she had closed a sale. I thought at the time: when the day comes for my wife and me to sell our house, I hope I can find an Opal Black to lead us through the process, never imagining that she would actually still be in business 40 years later! It was our lucky day when she agreed to work with us. The sale of our house was only part of the story. Opal went beyond what most sellers would probably expect, in that she helped my wife and me to get moved to our new place. (My wife suffered a stroke in the midst of the negotiations, and I was dealing with her and the medical community at the same time. Opal took it all in stride; talked me through the confusing aspects of the sale; and facilitated the move. In hindsight, I can't imagine how the "rest of the story" would have played out had she not been involved.) I met several of the staff; I don't recall names of the ones I did meet. I do know that Opal relies on them to get the job done. The photographer she used worked magic to make a so-so photo shoot come out looking like the Biltmore Estate. I was most impressed with Sonny Iler, a name I do remember! Opal called on Sonny to confirm how we should deal with a difficult buyer. Between the two of them, the strategy they agreed upon was the right one, I knew. I left their office that day knowing my wife and I were in good hands.

Opal Black knew my expectations for what I wanted in a home and kept me focused and channeled as we narrow down our search for the perfect home for me. She demonstrated patience as we looked at over 25 to 30 homes. Every step of the buying process went smoothly because Opal was there to guide me.

Opal has went the extra mile for me. Very helpful and professional.

We were visiting the souvenir store next door and wandered into Beverly-Hanks Realty and Opal took care of us right away. She understood the type of property we were interested in seeing, she ran off some copies of properties, and drove us around showing us four of them. She also gave us a tour of the area and had a wealth of knowledge. She was wonderful! If we did not walk into the company that day and met Opal we would never have found this property. Opal is simply the best. We would have loved to have her as our realtor in selling our home in Hawaii. Opal always stayed in touch either by email or text or phone. That was very important especially considering this was a long distance sale. If we had questions about anything, Opal was able to answer them all. She was also so helpful in setting up appointments with inspectors and in emailing us all results just as soon as she received them.
Gina L., Honolulu

Opal has an extensive knowledge and insight into the Hendersonville area. She is patient and understands the process that people need to go through in order to make a decision on a home with which they are comfortable. She provides important information without overwhelming us with too much information. I would gladly recommend Opal to anyone wishing to purchase or sell a house in the Hendersonville area!
Woody and Becky Dotson Hendersonville, NC

Opal handled everything like a pro. This was especially challenging as the seller's agent repeatedly made errors that Opal had to fix. Opal answered all our questions, honestly. We totally trust Opal. Opal's knowledge of the area was impressive and hearing history of the area from someone who lived their whole life here, made the house hunting project enjoyable and less daunting. Opal also had experts available to handle all the questions we had concerning the home's condition.
Sybil Lowry. TX

Opal Black set the course for the entire sales rout. From cleaning out the house to staging, Opal was there for me with advice and guidance. She walked me thought the offers and made the closing painless for me.

How is the tax bill of a home determined in North Carolina?
Real property is appraised at 100% of market value and includes land, buildings, structures, and improvements. State law requires counties to reappraise every eight years, but many counties reappraise every four. A bill can be a combination of tax rates. For example, a home inside the City of Asheville and Asheville City School districts will have three separate tax rates represented on a bill: the Buncombe County rate, the City of Asheville rate, and the Asheville City School rate. All rates are totaled to calculate the total tax liability. Tax rate estimates for our mountain communities can be found on page 127 of the Allen Tate/Beverly-Hanks Welcome magazine.
