Shana Huggins
About Me
There is so much sweetness to a life lived in the mountains of WNC—indeed, it is one of the unique places on earth and my favorite place to be! In my free time, I enjoy exploring the mountains and all they have to offer with my husband and our four beautiful children. Whether it be a new trail, a local band, ice cream in the national forest, a food truck, taking in the fall leaves, or a downtown festival, there is always something to discover!
A few of my favorite things in life include springtime, frogs chirping on a pond, baseball, a good bluegrass festival, gardening, a summer rainstorm on the front porch, s’mores by the campfire, Tiger football, the month of September, and the silence of peaceful mountain snow. Of course, I believe that flowers make life a little sweeter!
Experience
A real estate transaction is a deeply personal and significant decision that can be complex and sometimes a little overwhelming. As your full-time professional real estate agent, my job is to compassionately and confidently help you navigate through such an important and exciting time in your life.
Thanks to my degree in landscape architecture from Clemson University, I understand and appreciate the importance of the spaces in which we live, work, and play, as well as how they affect our quality of life. I bring a unique skill set to the table, specifically in land sales, and can help you bring your ideal outdoor space to life. I have been fortunate to study in Italy and travel to many European countries, where I also developed a knowledge and love for beautiful architecture.
Most recently, I founded, owned, and operated for eight years a successful floral design studio, which specializes in weddings and events. I genuinely love meeting people from all walks of life and hearing their stories! I know well how to work under pressure, on strict timelines, and how to adapt seamlessly when a curveball is thrown your way. Owning a small business taught me that no matter what, you show up, work hard, communicate well, be honest, act with compassion, kindness, and integrity, and that people always, always come first. To succeed in life is to have helped someone else achieve.
I’m a multi-generational native of Transylvania County. My roots for these beautiful mountains run deep—and my love for the people that belong to them runs even deeper! I genuinely care for every one of my clients, and it truly brings me so much joy to help people find “HOME.” Whether you are buying or selling a home, or are assisting a friend or relative to navigate the market and learn the area, feel free to reach out. I’d love to chat about your real estate goals!

How is the tax bill of a home determined in North Carolina?
Real property is appraised at 100% of market value and includes land, buildings, structures, and improvements. State law requires counties to reappraise every eight years, but many counties reappraise every four. A bill can be a combination of tax rates. For example, a home inside the City of Asheville and Asheville City School districts will have three separate tax rates represented on a bill: the Buncombe County rate, the City of Asheville rate, and the Asheville City School rate. All rates are totaled to calculate the total tax liability. Tax rate estimates for our mountain communities can be found on page 127 of the Allen Tate/Beverly-Hanks Welcome magazine.
