There are countless things you could include in your home buying journal. If you’re a list checker, you could include everything from questions for your loan officer to the 12 steps of the homebuying process in NC. Design-savvy journal users could start collecting color swatches or mapping out how to arrange your furniture in your new space. Trust us, these are great activities to keep your mind busy while you’re waiting impatiently for closing day.
Today, we’d like to share a handful of targeted journaling prompts for home buyers. These prompts can be addressed with bullet points or in longhand, and with as much detail as is important to you. PROMPT 1: What are your property needs and priorities? What are your deal breakers?
It is really important to know what you’re looking for when you start your home search. Many new home buyers fantasize about the features they see on television or Pinterest and start looking at homes listed for sale with rose-colored glasses. But with thousands of properties available to choose from, you’ll need to focus on homes that best meet your needs and priorities as they become available. What are your home “must-haves” and “should-haves”? Just as importantly, what are your deal breakers? This can include anything from the size and price of the home to the type of driveway and HOA features.
PROMPT 2: How will homeownership change your finances? And how can you start preparing for that now?
Depending on your unique personal and financial situation, owning a home may change your monthly budget a little or a lot. Are you ready for that? It doesn’t happen as often as you may think, but home buyer’s remorse is real—especially since the beginning of the pandemic. Some new and existing homeowners were thrown under water after losing their jobs. On the other hand, other lucky homeowners have taken advantage of the record-low interest rates we’ve seen to refinance and lower their monthly mortgage payment. While you can’t plan for every contingency, it’s helpful to take some time to think about the different expenses that come with homeownership and how they will impact your day-to-day budget and lifestyle.
PROMPT 3: What are your Day 1, Year 1, and Year 5 goals?
Owning a home is a great experience! You can paint the walls wild colors if you want, or dig up the whole back yard and put in a disc golf course. What do you want to do with your new home to build the lifestyle you’ve always dreamed of? Start with what’s most important to handle quickly, such as repairs that need to be made or updates you can make before you move in. Then, if everything goes to plan, what would you like to do down the line? For instance, repainting the mailbox probably isn’t a Day 1 priority, but if a fresh coat of paint will bring you joy, that’s a great Year 1 goal. As a new homeowner, you may not be able to budget for a full kitchen remodel the first year, but perhaps you can make that a Year 5 goal. Get creative!
