At Allen Tate/Beverly-Hanks, we’re a proud member of Leading Real Estate Companies of the World®, the most prestigious and reputable international relocation network. Many luxury properties in Western North Carolina are purchased by buyers from outside the region. And one of the many outstanding benefits we offer to our luxury home sellers is the knowledge and understanding of how to market your home to people from different locations and with different motivations for buying.
In short, we understand the “whys”, “wheres”, and “hows” of luxury real estate. Today, let’s take a look first at why home buyers are choosing our state over nearly all others, as well as where luxury home buyers are moving from.
Why Home Buyers are Moving to NC
Americans move for a variety of reasons. And oftentimes, the reasons why they move one place over another are very personal. According to United Van Lines 46th Annual National Movers Study, North Carolina is the sixth most popular state for inbound relocations. This is up several spots from just a few years ago.
The vast majority of people moving into North Carolina from other states choose us for one of three core reasons: career (29.64%), family (30.83%), or retirement (24.36%). If you ask us, that pretty much covers a lifespan of reasons for why people move! At a young age, people are more likely to move for their job (ages <18–44, 28.46% of inbound movers). In middle age, you’re likely to have the means to better prioritize family (ages 45–64, 42.47%). And after age 65 (29.07%), retirement is at the forefront of your mind.
Other reasons why people are moving into North Carolina include lifestyle (18.74%), affordability (12.10%), and health (5.28%).
Where Luxury Home Buyers in WNC Come From
Across America, 85% of movers stay in state, while only 15% cross state lines to find their new home. And a small but significant percentage of home buyers are foreign-born.
To take a snapshot of where WNC’s home buyers come from, we pulled some numbers from LuxuryPortfolio.com. Over a representative week, 378 Allen Tate/Beverly-Hanks luxury listings generated 69,568 web visits. These views came from buyers in 1,607 cities across 91 countries, including our own. However, four of the top 10 cities represented were in North Carolina. And the remaining six are in the U.S. In fact, our entire top 30 list was based in the U.S. So while international buyers are taking note of Asheville and Western North Carolina, domestic buyers are still those most likely to pursue buying luxury homes in our region.
Our top 10 buyer markets on LuxuryPortfolio.com are:
- Hendersonville, NC – 4.8%
- Asheville, NC – 4.8%
- New York, NY – 4.1%
- Chicago, IL – 2.6%
- Atlanta, GA – 2.5%
- Nashville, TN – 2.1%
- Charlotte, NC – 2.0%
- Raleigh, NC – 1.9%
- Columbus, OH – 1.3%
- West Columbia, SC – 1.2%
