Correctly priced homes for sale can sell in 90 days or less.
If you are a seller who needs to sell in a reasonable time, not because of difficulty making payments, but because of life circumstances, there is a silver lining in today’s market. Don’t fall into the trap of believing that you must accept a prolonged market time and price reduction after price reduction.
Steve Dozier and Rex Cutshall, associates with Beverly-Hanks, have developed a method for analyzing today’s market data and predicting a home’s market time based on prevailing market trends.
The graph below clearly points out that despite the belief that homes are not selling no matter the price, many homes will sell in less than 18o days. When homes were priced correctly, indicated by when the red line and black line are closest together, over 1,000 homes sold in Buncombe County during the last 12 month period. Given that a little less than 2,200 homes sold over that same period, more than 43% of those sales took place in 90 days. And more than 65% sold in 180 days or less.
