West Asheville Homes and Land for Sale

Just across the French Broad River from Downtown is Asheville's hippest neighborhood: West Asheville. At its heart is Haywood Road, lined with locally-owned businesses like funky vintage shops, eclectic boutiques, an independent record shop, and unusual eateries. And since everyone can't live in West Asheville, there's the All Go West Festival, a one-day music festival that celebrates the unique culture of West Asheville.

There's so much to do in West Asheville that many of its residents see no need to venture far from its hub. Why would you when everything you could want is just a short walk or bike ride away?

Diverse real estate options characterize the greater Asheville area, and West Asheville is no exception. Within a short drive of the city center, it is entirely possible to consider an urban condo, rural farm, or an older home in one of the historic neighborhoods that runs through the neighborhood.

In the past two decades, the neighborhood has seen unprecedented rejuvenation. Because of a subsequent increase in demand, West Asheville home buyers are encountering tightening supply, especially along Haywood Road. The reduced supply of homes for sale and increasing home prices are leading to a strong seller's market.

Live the life you choose

Quite possibly the fastest growing area in the city, West Asheville has become home to numerous small businesses.

From cafés and breakfast nooks (Biscuithead, Odd's Café) to restaurants (Nine Mile, Universal Joint, West Asheville Lounge & Kitchen [WALK]), music venues (The Mothlight, Isis Music Hall, The Odditorium) breweries, and everything in between, the area offers a warm welcome to the possibilities of niche commerce. This section of Asheville is known for its "neighborhood friendly" image, where you'll see just as many baby-strollers and joggers moseying down the sidewalks as patrons heading toward a concert or lunch date.

DINING AND NIGHTLIFE IN WEST ASHEVILLE

West Asheville has great dining options beyond the casual restaurants serving fresh takes on the standard fare. There's Sunny Point Café, voted the home of one of America's Best Breakfasts (ABC News). Or the Admiral, a local favorite, best described as a dive bar with gourmet food. While well known and respected for its menu, the hipsters also flock to the Admiral's Saturday night dance party.

If your thirst is for something a little more potent, West Asheville is now home to two of the city's 19 microbreweries, Altamont Brewing and Oyster House Brewing. A local cidery, Urban Orchard Cider Company, rounds out your drinking palate.

West Asheville is not all bars and restaurants. It also boasts a wonderful cake shop (Short Street Cakes), a scratch-made bakery (West End Bakery), and a homemade ice cream shop (The Hop West), among many additional options.

A FOCUS ON SUSTAINABILITY AND GREEN SPACE

A running theme in West Asheville life is sustainability, and residents show a strong preference for local products. You can see that in the crowds that gather at the tailgate market that runs Tuesdays afternoons from April through November. Green building, farm-to-table dining, and even discounts at local shops for bike riders are just few of the ways that West Asheville works to boost green living. Another way is by fostering a highly walkable and bikeable environment rich in beautiful green spaces.

The neighborhood is alive with bountiful community flower and vegetable gardens. West Asheville has a long tradition of urban farming going back to the first Burton Street Agriculture Fair, which celebrated its centennial in 2012. Today's residents still show it proudly in their well-tended gardens and backyard chicken coops. It's not all veggies. Some are affiliated with schools, churches, a specific neighborhood, or even a business. Businesses and homeowners alike take pride in beautifying the neighborhood with plants and flowers, as well as integrating unique sculptural elements. The best way to see it yourself is on the West Asheville Garden Stroll, which just celebrated its fifth season.

OUTDOOR ACTIVITIES ABOUND IN LOCAL PARKS

Asheville is such a outdoors destination that in 2015, SmarterTravel.com named it #5 on their "10 Best Outdoor Towns in America." Whether you're looking for paved trails, a park for Fido, a cool pool in the summer, or a great disc golf course, you'll find it in West Asheville.

Along the French Broad River, there are two beautiful parks connected by a greenway. Carrier Park, one of Asheville's premier parks, offers volleyball courts, a giant playground, a roller-hockey rink, a basketball court, a multi-use track, a lawn bowling court, a paved trail, a multi-use sports field for baseball and soccer, a picnic pavilion, river overlooks, boat landing, and a wetland education area.

You can follow the French Broad River Greenway which meanders tranquilly alongside the river to the French Broad River Park which features a vast area of open green space with old trees, a wildflower garden, a paved trail, a gazebo, picnic tables and grills, an observation deck, and a small playground. It's also home to the French Broad Dog Park, which features a large fenced-in area made for exercising and socializing your pooch.

In summer, the Malvern Hills Park is a favorite spot offering an outdoor swimming pool with a pavilion, a bathhouse, restrooms, and a concession area. The park also includes a large picnic shelter, lighted tennis courts, a playground, and a trail. If unpaved trails and disc golf is more your speed, you should check out Richmond Hill Park, a large park located on Richmond Hill Drive offering over 180 acres of natural wooded terrain and views of the French Broad River.

The scatter diagram plots price (along the horizontal axis) and square footage (along the vertical axis), the pattern of the resulting points reveals any correlation present between the price and the size of the home. When enough correctly selected closed sales are present a linear regression can be calculated providing insight for properly pricing a property. This graph is only useful when similar properties are considered. For assistance identifying similar properties and determining if a correlation does exist, please contact your agent or customer service.

Examining the number of homes sold per month can be an effective way to gauge the sales pace for a particular market. When sales pace is considered alongside days on market the two metrics can prove very effective for revealing future market conditions.
