The basement floor is epoxy and is ADA anti slip compliant. The master bath is wheelchair accessible with a large, roll in shower and seat. Master bath also has an extra large jetted and heated tub.

The basement has a wheelchair accessible vanity and roll in shower. Numerous grab bars are installed in several of the bathrooms.

Nichiha Fiber Cement Siding (thicker than Hardie Board fiber cement), for main level and attic level.

Basement level has pebble dash siding on top of Superior Walls (concrete) on the exterior.

Roof is black, 24 gauge stainless steel, standing seam with Kynar 500 finish coat.

Roof has Titanium UDL30 underlayment and Ice-water shields as well as snow-ice protection

Main level walls are Structural Insulated Panels from Eco-Panels. These panels are filled with 6.5” of closed cell urethane, and cam-locked every two feet; they are extremely energy efficient and structurally superior to 2x4 or 2x6 stick built houses. The R value of these walls are R-40; much greater value than the wall code which is R-15 for 2x4 walls.

The basement walls are insulated Superior Walls.

Spray foam was used for attic ceiling, garage walls. Garage ceiling, around basement staircase and around the sun room walls.

The house was certified to meet North Carolina Energy Conservation Code requirements and exceeds insulation code requirements by 25%.

All windows and sliding glass doors are Pella Impervia casement type; fiberglass, advanced Low E, argon gas filled, and energy efficient, each with a screen.

All exterior doors are fiberglass and insulated. The 2 garage doors are insulated steel each measuring 13 feet wide and 9 feet tall. There is ample parking in garage and driveway to accommodate 6-9 vehicles.

There are two decks; an entry wheelchair accessible deck and side deck. Both are made of Ipe (South American hardwood), along with powder sprayed black aluminum rails.

The driveway concrete pad is extra large to accommodate numerous vehicles. There is also a concrete sidewalk with rebar from the driveway to the basement double French doors. The sidewalk provides wheelchair access to the basement level.

There are screened gutters all around the perimeter of the house. The gutter water is directed to an underground 8” PVC pipe system to direct rain to the culvert by the road. You could also install a cistern to capture the runoff water.

Basement level has one Jack and Jill bathroom and another ADA wheelchair accessible toilet/shower/vanity. Basement has a great room, 2 bedrooms, laundry room

HVAC room, plumbing room and storage room. Plumbing room has a copper manifold so that each individual hot/cold water pipe may be shut on or off independently.

All doorways on main and basement level are 36” wide (standard doors are only 30” wide). All hallways on main and basement level are 4 feet wide.

Entire house is wired extensively with co-axial cable and telephone wire. Garage and main level great room are wired for speakers.

There is whole house surge protection installed.

All bathrooms have an exhaust fan. All bathroom fans vented to the outside are on a flapper system where the duct seals shut when fan is off.

The kitchen hoods exhaust to the outside.

Main level floors are tiled in all 3 bathrooms/sun room with all other living area floors being Cumaru (Extremely hard South American wood).

The main level flooring has been glued, nailed, and screwed to the subfloor and has a rubber mat underneath the wood flooring.

The HVAC system for the main level has a Trane 4 ton XV20i (20 SEER, variable speed heat pump with gas backup). Main level has an electronic air cleaner and ERV (energy recovery ventilation) system. The thermostat on the main level is a Trane XL 950 smart, programmable, thermostat. Main level has 3 zones for heating/AC: Bedrooms, office, and living room.

The HVAC system for the basement is a 1.5 ton Trane XL16i (18 SEER) system. Basement thermostat is a Trane XL824 Smart Control, programmable and can be connected to Nexia Home Intelligence.

Both the heat pumps have natural gas back up for high demands on the furnaces.

All HVAC ducts are insulated

The main level and basement have full heating and air-conditioning while the attic level temperature stays at the same temperature as the main living level due to spray foam insulation around these areas.

Add additional living space: The attic has HVAC ducts and a de-humidifier and can be additional living space by installing a heat pump and flooring.

Basement level also has a dehumidifier, in the event one does not wish to run either the heat or A/C for that level.

There is a vented Colorado Ridge Stone fireplace in the great room of the main level. The fireplace has copper doors and a custom walnut mantle. The fireplace has a remote control as well as a fan and is capable of heating the entire main level, should one want to. The fireplace is run with Natural Gas and is energy efficient.

Main level and basement level kitchens have all stainless steel appliances and garbage disposals. Each of these levels also has a laundry room with cabinets.

Basement level washer/dryer convey with the sale.

The spray foam in the walls is Bayer Seal. Spray foam insulation (Bayer Bayseal Open cell polyurethane foam which has a Greenguard Gold rating for low chemical emissions.

The area of the ceiling on the basement level was spray foamed for insulation and sound dampening between floors.
